Do These Home Projects Before Listing Your House and Enjoy a Quick Sale

Are you planning to list your home in the next month or two? When it comes to putting your home on the market, you may not know exactly what buyers want. However, there are a few key home projects you can do that will help you make a quick sale and get a great price.

Curb Appeal

The first thing potential buyers see when they pull up to your home is the front of the house. Increasing the curb appeal of your property will create a great first impression, and buyers will be more likely to love the rest of your home. Start with some simple yard work and maintenance, trim all the trees and bushes, and weed the flowerbeds. If you have any broken or chipped stone or cement on any of the walkways, replace them. Taking some time to improve your yard will impress buyers, and as a result, you’ll see your home quickly.

Check the Exterior

Next, look at the house itself. You’re used to seeing the stain on the front porch or the discoloration around the windows, but a potential buyer is going to notice these imperfections right away. Wash the exterior, repair any damage, and decide if you’re going to repaint. If most of the home is in good condition, just repaint the worn or high-traffic areas like the front porch or window casings. Then, increase your chances of a quick sale by painting the front door with an accent color. Your home will really pop, and stand out in potential buyers’ minds.

Upgrading the Bathroom

Turning your attention inside, take a close look at your bathroom and kitchen. These are two of the most used rooms in the house and the most likely to need an upgrade. A bathroom reno is a great way to increase the value of your home and help you sell it quickly. Do you have an old bathtub in the master bath? A great way to impress buyers is to replace the old tub with a walk-in shower. Or, replace the vanity with new countertops, a modern faucet, and a sink.

Bathrooms often get water damage, and if you have old tiles, chances are they need a facelift. Retiling the floor or shower will brighten the room, add value, and impress buyers. You can choose between ceramic or porcelain tiles. Keep in mind that ceramic is a bit less durable than porcelain, and installation costs range from $0.50 to $35 per square foot; porcelain, meanwhile, is slightly pricier, ranging from $3 to $35 per square foot.

Look After the Electrical System

A faulty electrical system won’t pass a home inspection, and this could cost you a quick sale. If a light switch hasn’t been working, or the doorbell doesn’t sound, fix these problems before you list your home. Make sure all the outlets work, check the appliances, and ensure the sprinkler system is working. You may need to do some rewiring, or get the help of an electrician.

Garage Makeover

Another great project to help you sell your home quickly is a garage makeover. This space is often overlooked, but you can stand out from the competition by turning your garage into functional storage space. Start by organizing, box up what you plan to take with you, and then sell, donate, or toss what you don’t need. Next, install some simple shelving, put in hooks for tools, and install larger brackets for bikes or large equipment. Homebuyers will love the extra storage space, and a tidy garage will create a good impression.
